A 1990s stucco colonial in a development off Butler Avenue is a remediation candidate: wood framing, OSB sheathing, and the era's missing drainage detail. An older frame or masonry house in the borough core near the station is not — it needs repair, and on the masonry ones it needs breathable materials. Because the addresses share a postcode and a borough name, homeowners here get advice aimed at the wrong half of the town more often than most. The reliable way to tell them apart is construction date and what is behind the stucco, not the street.

Working here. Newer developments have driveways and side yards and stage easily. The older borough streets near the station are tighter, with shorter setbacks and less room for scaffolding.

Around Chalfont. The work comes from the borough centre around Main Street and the Chalfont SEPTA station; the developments off Butler Avenue and Limekiln Pike; the streets toward the New Britain Township line; the sections along County Line Road at the Montgomery County border.

On cost in Chalfont

Development homes price in line with the surrounding stucco belt. The older borough properties are less predictable: smaller wall areas pull the total down, but tighter access, mixed historic detailing and the occasional need for lime-based materials pull the day rate up, so square-foot rules of thumb travel badly across the borough line.

Chalfont is small enough to walk across and still contains both of the county's stucco problems — 1990s wood-framed remediation candidates and older masonry repair candidates — inside the same postcode.

The borough is almost entirely surrounded by New Britain Township, so a Chalfont mailing address is a poor guide to which municipality actually issues the permit for a given house.

Chalfont Borough and New Britain Township are separate municipalities with separate code offices, and the borough boundary is not obvious from the road — properties a few hundred yards apart can file in different places.
