In short

A stucco inspection uses invasive moisture probes to measure the moisture content of the sheathing behind the cladding, at the points where water is most likely to collect. Why it has to be invasive

A surface scan with a non-invasive meter reads the outer face of the cladding. The problem is not on the outer face of the cladding — it is in the sheathing behind it, under an inch of cement or foam. A non-invasive scan on a stucco wall can miss serious sheathing rot entirely, which is why a general home inspection is not a substitute for this.

An invasive inspection drills small holes through the cladding and inserts a probe that reads the moisture content of the wood itself. That is the measurement that means something, and the holes are patched before the inspector leaves.

What the readings mean

  • Under about 15% — normal for wood in a wall assembly.
  • Roughly 16–19% — elevated. Worth understanding why, and worth re-testing.
  • 20% and above — the level at which decay becomes a live concern. The wall is wet, not damp.

Context matters as much as the number. One elevated reading below a single window says something quite different from consistently elevated readings across three elevations.

Who should get one

Anyone buying a stucco home built between roughly 1992 and 2007, before the contingency period ends. Owners of homes from that window, whether or not anything is visible — a great many walls test wet with nothing showing outside. Anyone holding a repair or coating quote, before accepting it. And anyone whose neighbours have found problems, because whole streets were built by the same builder to the same detail in the same two years.

The conflict of interest to watch for

Some inspections are carried out by companies that also sell remediation. That is not automatically wrong — the crews who repair these walls often understand them best — but it is worth knowing when you read the recommendation.
